For steam, the boiler is sized to the connected radiation, meaning the actual measured surface of your radiators. What we never do is size by matching the old unit, which is how most oversized boilers in Westchester got there.
Only if your system can run at low return water temperatures — that is what makes a condensing boiler actually condense. Homes with generous baseboard or radiant loops are good candidates. Homes with undersized radiation often are not, and will never see the rated efficiency. We evaluate that before recommending one rather than after.
Age alone is a poor guide. A well-maintained cast-iron boiler can run for decades, and a failed circulator or control is a repair, not a funeral.
